Not a government app. Inspection Plus+ is an independent app published by Briswide Inspection Services, a private business in Brisbane, Queensland. It does not represent a government or political entity, and it is not affiliated with, endorsed by or approved by any government, regulator or standards body — including the Queensland Building and Construction Commission (QBCC), the Queensland Government, the Australian Government, any other state or territory government, the Australian Building Codes Board (ABCB) or Standards Australia.

1. What this app is, and what it is not

Inspection Plus+ is a reporting toolkit for building, timber pest and pool inspectors. The inspector who issues a report or agreement is responsible for its content. The app does not issue government forms, licences, permits or certificates — for example, a pool safety inspection report made with the app is not itself a Queensland Form 23 pool safety certificate. Information in the app is general in nature and is not legal, building or safety advice.

2. How to use this page

The app, and the documents it produces, refer to laws, codes, standards and government guides. This page lists the official website of every government source the app refers to, by state and territory, with the specific pages the app links to, so you can check the current text yourself. Laws, codes and guides are amended from time to time: the official source always prevails over anything shown in the app. Where a document quotes or summarises a published scale, definition or table, it names its source next to it. Every Act and Regulation named in the app can be found on the official legislation website for its jurisdiction, listed below.

3. Government websites at a glance

These are all of the government websites the app refers to. Section 7 lists the references that are not government, and Section 8 explains what the AI assistant can look up.

8. Repair costings, AI-written text and the AI assistant

Repair costings in the Condition Report are indicative estimates made with an AI service, or the inspector’s own hourly rates where the inspector has entered them. They are not quotes, and they do not come from a government price list or a supplier price feed; each report states the basis of its costings. AI suggestions for defect wording can be wrong, so the inspector reviews and accepts each one before it goes into a document.

The in-app AI assistant answers questions about the app and about building, timber pest and pool compliance. Its built-in knowledge of each regulator and law comes from the government websites listed above. When an answer depends on a current legal, regulatory or standards detail, it can run up to two live web searches, limited to Australian government websites (any .gov.au address), standards.org.au and austlii.edu.au. The pages it used are named at the end of its reply with their web addresses, so you can read the source yourself. AI answers can be wrong: always check the regulator’s own page.
