Inspection report software for Queensland building and pest inspectors

Inspection Plus+ was built in Brisbane by a QBCC-licensed building inspector for his own work. Write pre-purchase, timber pest, building and pest, pool safety, handover and condition reports on site, and issue them as branded PDFs your clients can check by QR code.

Your first three reports or agreements are free. No card and no account. See pricing.

Six toolkits in one app

Each toolkit has a report and its matching client agreement.

Work on a phone, tablet or computer, even without signal. Photos are stamped with the time and compass direction, and every PDF carries a QR code your client can use to check it.

Queensland rules at a glance

The rules QLD inspectors work with most, checked against official sources in October 2026.

Who can inspect

Only a QBCC-licensed residential building inspector can complete pre-purchase building inspections. The licence class, Completed residential building inspection, covers inspecting a completed building and reporting to AS 4349.1-2007.

Queensland Building and Construction Commission Act 1991; QBCC

Timber pest work

Inspecting a completed building and reporting on termites falls under the QBCC’s Termite management licence classes. Pest management that uses a pesticide also needs a pest management licence.

QBCC licence classes; Medicines and Poisons Act 2019

Building code

NCC 2022, with Amendments 1 and 2, applies in Queensland until NCC 2025 starts there on 1 May 2027. Queensland’s current variations carry over.

Building Act 1975; Building Regulation 2021

Standards and tolerances

The QBCC Standards and Tolerances Guide (December 2023) applies from 1 May 2023. Unless it says otherwise, its standards apply for 6 years and 6 months from completion.

QBCC guidance, not legislation

Seller disclosure

Since 1 August 2025, sellers generally must give buyers a seller disclosure statement (Form 2) and prescribed certificates before the contract is signed. If disclosure is missing or wrong, the buyer may be able to end the contract before settlement.

Property Law Act 2023, ss 99 and 104

Cooling-off

Buyers generally get 5 business days and forfeit up to 0.25% of the price if they pull out. There is no cooling-off at auction.

Property Occupations Act 2014, ss 166 to 168

Smoke alarms

Photoelectric, interconnected AS 3786 alarms in every bedroom, in hallways that connect bedrooms and on each storey. Required in homes sold or leased since 1 January 2022, and in all homes from 1 January 2027.

Building Fire Safety Regulation 2008, Part 5A

Pools at sale

The seller gives the buyer a current pool safety certificate (Form 23) before settlement, or lodges a Form 36 with the QBCC and gives the buyer a copy. A buyer of a non-shared pool must get a certificate within 90 days of settlement.

Building Act 1975, Chapter 8

Roof spaces

From 1 September 2026, workers must not enter the roof space of a class 1, 2 or 10a building unless the electrical installation is de-energised, or an exception applies with a risk assessment and a prepared statement.

Electrical Safety Regulation 2026, s 33

Complaints

The QBCC (139 333) handles complaints about pre-purchase building and termite inspection reports. The client writes to the inspector first.

How it works

  1. Get your free code. Ask for it on the home page. It arrives by SMS and email in seconds and unlocks your first three reports or agreements.
  2. Build the job on site. Client details, photos, defects and compliance references, even without signal.
  3. Export a verified PDF. A branded report with no watermark and a QR code, ready to send to your client.
Steve, the building inspector who built Inspection Plus+

Built by a working Queensland inspector

I’m Steve, a QBCC-licensed building inspector with Briswide Inspection Services in Brisbane. I built Inspection Plus+ for my own inspection work, so it has what I need on site: the right standards, clear photos and findings, and a PDF my clients can check by QR code.
